Photos for Commercial Use

I have had a franchise business asking to purchase photos I have taken of one of one of their locations. They would like to purchase them to use on their website and printed media (Marketing). This is the first time I have been asked to sell my photos for commercial use and I find myself a bit lost. I have been reading a few guides on the topic however I would be grateful for advice from those who sell photos for commercial use regularly.

One of of my biggest concerns is what to charge. I'm not sure what the best method should be to arrive at a price. Aside from a licensing agreement are they any other things I should be concerned about?

They would like to use the photos for an unlimited amount of time and would be using the them to market and improve their brand.

First-there are no industry accepted pricing guides for commercial photography. Key factors in pricing commercial licensing are the amount of photos, size, territory, license period, exclusivity, type of use, media of use, size of the company, and expenses incurred to take the photos. As you can see- there is a lot of information missing to provide you good estimates.

Given the very limited information you provided, $100 per image per year is a staring point. For unlimited non-exclusive use, charge them the 3 year rate up front. You could offer a discount for 4 + photos. Instead of negotiating on price based on the clients specific requests, I find it more successful to offer several price options and let the client pick their budget without reducing the value of your work.
